ROKA-TOP® 2 PLUS for exclusive residential complex in Neuwied

The demand for living space is still extremely high. This applies not only to large cities, but also to medium-sized centers such as the Rhineland-Palatinate district town of Neuwied. This is why the town council adopted a development strategy for the next 20 years back in 2018. This also includes all issues relating to the further development of residential areas. One of these development projects is the "Heddesdorfer Berg" development.

Back in 2020, excavators, caterpillars and trucks were used to develop the approximately two-hectare site on which the "Obere Mitte Heddesdorfer Berg" is to be built. The development area comprises eight building plots, two of which are being built on by Gemeindliche Siedlungs-Gesellschaft Neuwied and six by Horst Schenk Projektentwicklung (HSP) from Elz. Once completed, around 150 new apartments will be available here. One focus of the new residential area is accessibility, which is taken into account in the majority of the apartments being built. Two buildings will focus on the future-oriented "assisted living" form of housing with well thought-out floor plans, high-quality furnishings, communal areas and a care office. This is intended to enable use into old age.

High quality

In the six residential buildings realized by HSP, attention is paid to quality right from the shell construction stage. The buildings, each with three full storeys and a staggered storey, were constructed from load-bearing sand-lime brickwork and in-situ concrete ceilings. The predominantly floor-to-ceiling windows provide plenty of views and daylight. Shading of the windows by roller shutters is already a standard feature of most building projects. This also applies to the newly constructed residential buildings on "Heddesdorfer Berg".

Easy to install

Steinebach Bau- und Möbelschreinerei GmbH from Nentershausen, which was commissioned to install the windows, opted for the ROKA-TOP® 2 PLUS top-mounted box system from Beck+Heun. From the point of view of the experienced window manufacturers, the add-on box system combines ease of installation and operation with the best building physics values.

Best values

Top-mounted roller shutter boxes that are accessible from the room side usually achieve poorer thermal and sound insulation values than box systems that are closed on the room side due to the sealing cover. ROKA-TOP® 2 PLUS counteracts this with a completely closed Neopor® sealing layer above the cover. Despite system-related joints in the area of the sealing cover, the ROKA-TOP® 2 PLUS achieves enormous airtightness and impresses with top values in terms of thermal and sound insulation.

Sound insulation as required

Even without additional sound insulation measures, the sound insulation values of the basic ROKA-TOP® 2 PLUS system are approx. Rw = 40 dB, depending on the size. If better sound insulation is required, sound insulation values of up to Rw = 48 dB (test value) can be achieved using suitable sound insulation strips arranged on the outer leg of the box and a special sound insulation cover. This means that ROKA-TOP® 2 PLUS achieves sound insulation class 5. The additional sound insulation measures do not lead to a loss of rolling space, which means that the full functionality of the entire add-on box system is retained. Another practical advantage: in many cases, the additional sound insulation measures can even be retrofitted during the construction phase.

Simply suitable

For the new construction project "Obere Mitte Heddesdorfer Berg", the TOP-MOUNTED BOXES were delivered to the construction site ready for installation in accordance with the measurements taken by the window manufacturer. The blinds were also pre-installed so that the roller shutter boxes could be fitted directly onto the window element and installed together with them. "Thanks to the simple installation of TOP-MOUNTED BOXES , we can install the almost 70 windows per building quickly and easily," explains carpenter Marvin Schmidt from Steinebach. "There are not only individual windows, but also a whole number of window systems with three elements."

Optimally tuned

In order to securely connect the add-on box to the window profile, the window fitters pushed the fixing studs into the mounting shoes provided on the side section. The studs are matched to the window profile to be installed. A compression tape ensures the necessary tightness between the top box and the window profile. The roller shutter box was then fitted and the fixing studs screwed into the profiles. Finally, the carpenters removed the transport locks for the blinds.

Permanently tight

Before the final installation of the window and roller shutter box element in the opening provided in the outer wall, the carpenters glued a compression tape along the profile and the roller shutter box to match the width of the window profile. After inserting the window/roller shutter box element into the corresponding masonry opening, the roller shutter box was also screwed through the upper cross profile of the window. Beck+Heun deliberately opted for a screw connection here so that the window element could be removed again without damaging the top box or the plaster if it needed to be replaced. Finally, the window element was fixed into the masonry.
After the installation of the windows in the first building, five more apartment buildings await the team from Steinebach Bau- und Möbelschreinerei. Even if the shell construction work is coordinated and at times runs in parallel, the window installation for the remaining buildings will continue until 2023.

Investing in the future of the city

By the time the entire residential complex is completed, the two developers HSP and GSG will have invested around 37 million euros. In addition to the improved housing supply for the residents of Neuwied and the associated positive development on the housing market, the "Obere Mitte Heddesdorfer Berg" development also sets qualitative accents. For Lord Mayor Jan Einig, the investments are also significant for the future of Neuwied.
